Terms & Conditions

Bookings are subject to the following terms & conditions, and as agreed to at the time of booking.

We/our – the owners of the property

You/your – the guest(s) renting the property

  • Your booking is confirmed as soon as you receive a confirmation number for the holiday dates.
  • A contract between you and the owners will come into existence upon acceptance of your booking and our receipt of your payment. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract, loss of the booking and money paid to date.
  • A deposit of 25% of the holiday price is payable at the time of booking.
  • The balance must be received no later than six weeks before the start of your booking. If the balance is not received by the due date then your holiday will be treated as a cancellation and you may be liable to pay the balance of the rent.
  • For bookings made less than six weeks before the arrival date, the full amount must be paid along with a 10% refundable damage deposit.
  • All cancellations must be immediately notified by telephone and in writing.
    • Cancellation within 48 hours of booking – full deposit (25% of rental) & service fee refunded if you cancel within 48 hours of booking IF the booking was made more than 30 days prior to check in date.
    • Cancellation within 6 days of check in – no refund of deposit, cleaning nor service fee if you cancel within 6 days of check in date.
    • Cancellation between 13 to 7 days prior to check in – 50% of deposit refunded if you cancel between 13 – 7 days of check in date.
    • Cancellation up to 14 days prior to check in – full deposit refunded if you cancel up to 14 days prior to check in date.
  • We strongly advise that you take out comprehensive travel insurance. If you choose not to then you accept responsibility for any loss that you may incur.
  • Your booking will not be cancelled by the owners except in exceptional circumstances beyond our control. Notification will be given as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to your payments made to us.
  • Only those people listed on the booking form can occupy the apartment. Unless otherwise agreed, the number of persons using the accommodation at any time must not exceed 4 people and we reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
  • Over occupancy and parties are strictly forbidden. Breach of these terms will terminate the booking immediately.
  • Bookings cannot be accepted from persons under eighteen years of age.
  • We reserve the right to refuse a booking without giving any reason.
  • By Portuguese law we are obligated to hold a copy of identification for all guests (ID card or passport), and we reserve the right to refuse a booking if these are not received by the time upon confirmation of your booking, or within 7 days of arrival.
  • We or our representative reserve the right to enter the apartment at any time to undertake essential maintenance or for inspection purposes.
  • Check in is at 16:00, unless otherwise agreed to at time of confirmation.
  • Check out is at 12:00 on the day of departure.
  • Please ensure you have washed up all kitchen items used, and emptied bins upon departure.
  • This is a no smoking property.
  • We do not allow pets.
  • Smoking or pets anywhere on the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to. Any damage or extra cleaning caused by pets or smoking will be at at your expense.
  • Damage deposit – by making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party, and agree to indemnify us in full for any loss that we may incur as a result. The security deposit will be returned within 5 days of the end of your holiday less the cost of damage/breakages.
  • Damage to property – please treat the facilities & accommodation with due care for all to enjoy. In the event that you notice damage in your accommodation please let us know immediately so that we can take the appropriate action.  If there have been any minor breakages during your stay, we would be grateful if you could replace them and advise us before you leave. The accommodation will be inspected at the start and the end of the holiday. You will be charged for any loss or damage found.
  • The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
  • Please lock the doors and close the windows / shutters whenever you leave the property.
  • Please note that in the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
  • The client may in no circumstance re-let or sublet the property.
  • The internet connection is available (at no extra cost), speeds are subject to technical availability.
  • The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or garden.
  • All inventory must remain in the property and not be taken to elsewhere.
  • Children under 18 must be supervised by their parents/guardians at all times.
  • We reserve the right to terminate a holiday without compensation in case of any unreasonable behaviour of the persons named on the booking (or their guests), or where behaviour may impair the enjoyment, comfort or health of others, including our neighbours.
  • The property is in a small village with a tightly knit community, please treat all neighbours with respect, and keep noise levels within reasonably expected limits at all times.
  • Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday cannot be considered by the proprietor.
  • We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
  • This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.
